2. Selling the Area: We will provide all potential
buyers with information on all the local schools and amenities.
3. Pricing your Home: I will provide a complete written
Current Value Assessment to help you come up with the right price
for your home.
4. How to work with offers: We will discuss the process
in dealing with offers. I will provide you with a blank offer form
so you will be familiar with the form and wording before it comes
time to sign.
5. Home inspection: We will discuss the process of
home inspections, the cost and things to be aware of that may come
up in an inspection.
6. Closing the Sale: We will go over everything you
will be responsible for up until the closing date.
7. Forms: I will provide and explain all forms that
you will need to sign so you have the opportunity to read through
and understand all forms before you are required to sign.

Buying Your Home
Those three words describe what is often, at the same
time, the happiest and scariest experience in our lives. Happy?
Certainly. But buying a new home doesn’t have to be scary.
Below is a short outline of what I can do to make this process as
easy as possible.
1. Selecting the right agent: We will discus the responsibilities
of the agent to help make this an exciting experience.
2. Buyer Agency: I will explain the benefits of signing
a Buyer Agency contract and what your rights are once you do.
3. Wish vs. Fact List: I will help you decide what
features in a home are Needed and what features you Wish for but,
are not absolutely necessary.
4. Costs to be Aware of: We will go over all the hidden
costs that are involved in buying a home.
5. Cost Estimate: I will provide you with a form that
will help you determine what your total costs will be after you
factor in all the hidden costs.
6. Understanding Financing: We will discuss all the
financing options ie. Conventional Mortgages, High Ratio Mortgage,
5% Down, No Money Down, Using your RRSP for Down Payment and getting
Pre Approved.
7. Determining what you can afford: We will go over
the formula to help you determine what you can afford in the eyes
of the bank.
8. Making an Offer: We will go through the offer form
and all possible scenarios before submitting an offer.
9. Moving Day: I will provide you will a list of numbers
and task you will need to prepare for moving day.
10. List of Professionals: I will provide a list of
Home Inspectors, Lawyers and Mortgage Specialist if you don’t
already have one.
