Staging is something I've seen pay dividends over and over again. Most buyers, no matter how logical they intend to be with their purchase, buy on emotion. Creating that "wow factor" is critical. I have worked with many buyers who are intent on purchasing a home that is in "rough shape" thinking they will get a good deal. However, once they see a clean, organized, well appointed home, they are taken by welcoming feeling and are willing to pay a little more for the "feeling" they get when they walk in the door.

Buyers aren't always sure how to use space within a home. Statistics show that vacant homes take longer to sell and often sit on the market for several weeks or months. Statistics also show that homes that do not show well, homes that are too cluttered or outdated take longer to sell and therefore sell a fair amount below the asking price. This is why staging is so important. For a limited investment you can see a significant return!

Most people simply don't have the ability to see past what is right in front of them. They need to be able to imagine themselves and their things in the space.They often can't do that if they have to look past clutter and outdated fixtures. Their first impression is essential. This is where I come in. I start with a consultation. We will walk through your home together & decide which items to store and which to use. I then will re-decorate each room with some existing items or bring in pieces that may be necessary to complete the space. I may re-organize furniture, add flowers, plants, artwork, change fixtures and organize the space so that it shows to it's fullest potential. I maintain a personal collection of home décor items and accessories that will be used to create the most inviting space.

Curb appeal is equally important as many buyers will simply drive by your home prior to booking an appointment. If the exterior of the home does not give a good impression they may not even give it a chance! This is why I suggest that we de-clutter the front and backyards, set up outdoor furniture, add potted plants and accents to showcase these spaces to their best.
